    Ski town investment real estate-- where is the most vibrant rental market ?

    The goal is to figure out where to buy a residential 2-4 bedroom rental income property and have it generate maximal rent, while using it myself as a family vacation spot.

    I'm open to CO and Utah. Do any of you have experience in this, and / or refer me to a broker who understands the income and expense side of this equation ?

    My sense is that it needs to be in an area that also benefits from off-season activity (MTB, golf etc) to help support the goal.

    I am an owner of commercial / industrial / retail buildings so i understand the process. Most of my buildings rent for enough to cover their own operating costs AND also cover their own debt service, with some positive cash flow left over.

    Too good to be true for a ski house ? I bet it exists. I'm not sure where to find it, and looking to you for advice.

    Ideal scenario: 200k-500k, generating NET income of 20-50k / year (after operating costs) so that surplus rent can be used to offset mortgage payments.

    Drop some knowledge !

    been doing it for 15 years bro. I don't necessarily expect it to be *quite* that good.... but maybe :-)

    Aspen or Jackson, have the most vibrant rental markets. But you won't find much for $500k.

    You could find a decent 2br in that price range in Summit, but gross rentals are usually about 10%, leaving you covering around 50% to 75% of your cost. If you're good at using VRBO/Airbnb/Flipkey you can do a good bit better, but it can almost be like a second job to reach positive cash flow.

    Lake Tahoe has stronger rental demand in summer vs. winter. Look for a place that has strong summer rental appeal.

    Yeah, hadn't really looked at Tahoe as it's more costly and farther away for me but I agree in concept, which is why I think park city could also be worth a look...

    that set of numbers in commercial property deals is complete normalcy. i.e.: a $500k building (once leased / prepped for tenants) should generate $50/ year (we call this a 10-cap) after operating costs be *before* any return to the investor. That's what I'm trying to find. You may think my expectations are nuts (your "LOL" reply) but they exist and the nature of my post here was to identify most likely places to find them.
    I'm aware it's not exactly conventional but I remain hopeful and came here looking for constructive input... I guess as a semi recent joiner to the forums I've received a forum which is both immature and (around here) apparently customary. Whatever.

    Believe me. With the lack of expected returns over the next decade from bonds, domestics stocks, and international stocks, and investment that returns 10% will not continue to do so. Efficient market my friend. If you don't get that I suggest you put you calculator down and read some basic books.

    What we don't like is someone who has basically contributed nothing here hoping to make a buck off some insider insight. So yeah. Fuck off.

    Thanks CaliBrit for telling me to fuck off, in addition to your expert knowledge on investment analysis. Since nobody knows me here, I'm comfortable telling you the last 54 times I did this it worked out pretty well and I was merely hoping to have an open exchange that could be beneficial for others as well. Apparently you don't like me since I"m "trying to make a buck off of you." Discussion forums are generally about mutual exchange of ideas; and here is one for you : go eat a dick.

    I prefaced it by stating these were commercial deals and that I"m trying to find a residential equivalent. Too hard for you to understand apparently.
